Broker Attribution

The NAR Policy Broker Attribution Requirement is as follows:

“12. An MLS participant’s IDX display must identify the listing firm, and the email or phone number provided by the listing participant in a reasonably prominent location and in a readily Page 4 of 7 visible color and typeface not smaller than the median used in the display of listing data.”

MLSs cannot opt out of this policy, as it is considered mandatory by the NAR. Go to the Broker Attribution tab under General Preferences to enable the Broker Attribution setting.

Complete the following process to enable the Broker Attribution setting:

  1. When users launch Flexmls, the Make Broker Attribution Active setting is disabled by default. To make any changes in the Broker Attribution tab, the Company or Office (permissioned by Brokerload) first needs to enable the Make Broker Attribution Active setting.

  2. To enable the Make Broker Attribution Active setting, the Company or Office can select from one of two options:

    1. Default email address or phone number

      1. When this option is selected, users can add an email address or phone number. This is a net new field and will not pull from existing profile information.

      2. When this option is selected, all Listings in the Company or Office will inherit the email address or phone number entered and will be included in data feeds (RETS, API) and FBS Listing Detail Page (LDP) displays.

    2. Designate to Listing Member

      1. When this option is selected, the Company or Office grants control of the Broker Attribution field to the Listing Member.

      2. The designated listing member/agent will then need to enable the setting in their General Preferences page and enter an email address or phone number in the Broker Attribution tab. This is a net new field and will not pull from existing profile information.

      3. When this option is selected, all of the agent's listings will inherit the email address or phone number entered and will be included in data feeds (RETS, API) and FBS Listing Detail Page (LDP) displays.

      4. When the Broker Attribution setting has been designated to the listing member, the designated listing member will also have edit access to the Broker Attribution field in both the Add Listing and Edit Listing pages.
