Delayed Marketing Exempt Listing Period Support

The National Association of REALTORS (NAR) requires that sellers be given the option to withhold widespread marketing of their property for a limited time. This Delayed Marketing Exempt Listing (DMEL) period allows sellers and brokers to negotiate individualized marketing strategies outside of standard IDX distribution.

Important

DMEL is not a new status. It is an option that can be applied alongside any MLS-designated on-market status (e.g., Active, Coming Soon, Pending). Once the listing changes from an eligible on-market status to any other status, the DMEL period ends automatically.

During the DEML period:

  • Listings are withheld from IDX feeds.

  • Listings remain in Participant Data Access Policy (PDAP) and Virtual Office Website (VOW) feeds.

  • Flexmls Broker Distribution options (e.g., Realtor.com, ListHub, etc) will be automatically disabled (unchecked) when DMEL begins. Agents may re-enable individual distribution options if the seller directs them to do so.

  • Listings remain included in a PDAP feed.

  • Once the DMEL period ends, listings are automatically reintroduced into IDX distribution.

The NAR offers additional information on the policy here.

We offer DMEL as an optional, MLS-configurable feature. You decide:

  • Whether to turn the feature on

  • Which listing statuses support DMEL (Active, Coming Soon, and/or Pending)

  • Whether to offer the max delay period or an indefinite delay period

  • Whether to calculate Days on Market (DOM) based on your current settings or starting from the marketing begin date

  • Whether listing history should display updates made during the delay period
