Verify and Correct Cumulative Days on Market (CDOM) for a Listing

Cumulative Days on Market (CDOM) is the amount of time a property has spent on the market, even if it was listed multiple times. Days on market from a previous listing for the same property may be carried forward to a new listing, depending on MLS rules. CDOM can be tracked in addition to DOM or ADOM.

CDOM is calculated automatically in Flexmls based on the dates when a listing and its predecessor listings go on and off the market. If you suspect that the CDOM value for a listing is incorrect, you can verify and adjust it.

For an introduction to Days on Market in Flexmls, see Days on Market Overview.

How To Identify Status Change Events and Dates

Use a listing's history to identify status changes that affect days on market. To open listing history, go to the Change Listing page for the listing and click the History link. Make sure to click Show deleted events so that all events are displayed.

Press CTRL+F (Cmd+F on a Mac) and type "status" to find status change events. The following types of dates are relevant when calculating days on market.

Note

Make sure to use the dates entered by the member in listing data fields, not the dates when changes were made.

Date

Description

Begin Date

The date when the listing originally became Active in the MLS.

End Date

The date when the listing most recently went off the market (or the current date, for an Active listing).

Off Market Dates

A date when the on-market listing changed to an off-market status during its lifecycle, such as Pending Date or Under Contract Date.

On-Market Dates

A date when the off-market listing changed to an on-market status during its lifecycle, such as Fallthrough Date.

Locate Previous Listing Matches

To calculate CDOM, Flexmls identifies listings whose days on market should be carried forward to the next listing for that property. The following criteria are used to match listings:

  • The listings are for the same property/address. To define how listings are matched, the MLS selects a set of Main List fields. When two listings have the same information in these fields, the listings are identified as the same property.

  • The end date of the previous listing and the begin date of the new listing are within the time period that the MLS has defined. For example, if the time period is 30 days, the begin date of the new listing must be within 30 days of the end date of the old listing.

Certain listing statuses may prevent CDOM from being carried forward to a new listing. For example, the MLS can specify that if a listing is Closed, its CDOM will not be carried forward, even if other criteria are met.

Use the following process to locate matching listings.

  1. Look up the CDOM fields for the property type. Click on Fields - Main Listings under Main Listings on the Admin menu. Select the property type and click Next. On the Edit Main List Fields page, click on the CDOM heading.

    Note

If no fields are selected, the previously entered listing is the matching listing.

  2. Review the listing and note the information in the CDOM fields.

  3. Run a Quick Search using the values in the current listing's CDOM fields. Make sure that you include the correct property type and that you remove the status field from the search.

  4. On the List tab, sort your search results by New or Recently Changed. The listing directly below the current listing in the search results is the most likely match. To confirm that it is a match, verify that the CDOM fields contain the same information and the end date is within the time period.

  5. If you found a match, note the number that is in the listing's CDOM field. If you did not find a matching listing, no CDOM carries forward to the current listing.

Verify CDOM Calculation

Generally, CDOM is calculated by subtracting the number of days off market from the number of days on market for a listing, then adding the DOM from a predecessor listing.

Important

To understand exactly how CDOM is calculated in your MLS, it is necessary to be familiar with the related MLS settings. Because many of these settings are visible only to FBS staff, contact the Flexmls Customer Success team (cpr@flexmls.com) if you have questions.

Use the following procedure to double-check the CDOM for a listing.

  1. Verify that the on-market and off-market dates are set correctly for the listing. Selecting the wrong date will cause CDOM to be incorrect.

  2. If the dates are correct, calculate the overall days on market between the begin date and end date for the listing. (We recommend using an online date calculator such as timeanddate.com to make this easier.)

  3. If your MLS subtracts days off market from CDOM, determine whether the listing went off the market and back on again during its lifespan. Calculate the number of days for each interval that the listing was off market.

  4. Subtract the total days off market from the overall CDOM number.

    Note

If the listing is currently in an off-market status such as Expired, days off market will be subtracted from CDOM when the listing changes to an Active status or a final status such as Closed or Canceled.

  5. Add the CDOM from previous matching listings to the current listing. If the CDOM for the predecessor listing is in question, you can use the steps here to verify it. Otherwise, use the number in the predecessor listing's CDOM field.

What If DOM Is a Negative Number?

Negative DOM can be a sign of a problem, but it can also be an expected result of the DOM calculation. For example, if your MLS allows users to enter dates in the past, negative DOM can occur. If a listing spends more time in off-market statuses than on-market statuses, and your MLS subtracts days off market from DOM, negative DOM can also result.

Adjust Days Off Market

If allowed by MLS rules, and if days off market are subtracted from DOM, the administrator can manually adjust days on market by changing the value in the Days Off Market field for a listing. Open the listing in edit mode, click Listing Information, click the Main Fields tab, and locate the Days Off Market field. When you save the listing, the days on market number will be updated accordingly.
