Business Rules When Sharing Listings

Shared listings in Flexmls Web and Flexmls Pro fall into two categories: direct shares and indirect shares.

Direct Shares originate when an agent sends listings to a known recipient. All publicly available statuses and fields can be seen by the recipient. Emailing listings to a contact from Flexmls Web is an example of a direct share. Some of the most common Direct Share methods are listed below:

  • Using More Share Options to send the listings via Message or Mail (a specific known recipient is presumed and these apps are allowed to generate a Direct Share link)

  • Using the Share option to email listings to a contact

  • Using the More Share Options to send the listings via Gmail (a specific known recipient is presumed and Gmail will be allowed to generate a Direct Share link)

Flexmls Mobile Web

  • Using the Share option to email listings to a contact

  • Using More Share Options and selecting the Email Listing (non-Flexmls) option will provide a Direct Share link

Indirect Shares are listings that are shared with potentially unknown recipients, most often encountered when agents share listings via social media and when Portal/VOW users share listings. Indirectly shared listings may exclude certain statuses and fields.

Your MLS determines the confidentiality of statuses and fields that are allowed to be seen from an Indirect Share link. Some MLSs use public confidentiality settings, while others apply more restrictive IDX confidentiality settings to all Indirect Share links. If, for example, your MLS uses IDX confidentiality levels for Indirect Shares and the IDX setting excludes Closed listings, then an Indirect Share link will not display any closed listings, even if closed listings were selected to be shared.

In addition to the MLS defined confidentiality settings, the default API rules for sharing listings are also in effect. This means that all Indirect Shares from non-agent sources (Portals and VOWs) will always follow Public confidentiality restrictions unless the MLS requires them to follow more restrictive IDX confidentiality settings. The following circumstances will produce Indirect Share links:

If clients generate a link to share, it will always be an Indirect Share and default to using the IDX share settings.
