Delayed Marketing Exempt Listing Support
The National Association of REALTORS (NAR) requires that sellers be given the option to withhold widespread marketing of their property for a limited time. A Delayed Marketing Exempt Listing (DMEL) period allows sellers and brokers to negotiate individualized marketing strategies outside of standard IDX distribution.
If your MLS has adopted a DMEL period, certain listing statuses are designated as DMEL-eligible (as determined by your MLS). Agents have the option to opt into DMEL for a listing when adding or editing a listing. Once the listing changes from a DMEL-eligible status to any other status, the DMEL period ends automatically. For example, if your MLS supports a DMEL period, and they have designated Coming Soon and Active as eligible DMEL statuses, when you opt in to DMEL for a listing, the DMEL period will automatically end when that listing enters a status other than Coming Soon and Active.
To opt in to DMEL for a listing, select Yes in the dropdown menu next to the Seller-directed Marketing field on the Broker Distribution tab. If you do not want to opt in to DMEL for a listing, select No. This field can only be selected or modified when adding a new listing or when editing an incomplete listing.

If enabled by your MLS, select a time period for DMEL in the date duration dropdown menu.
During the DMEL period:
Listings are withheld from IDX feeds.
Listings remain in PDAP and VOW feeds.
Flexmls Broker Distribution options (e.g., Realtor.com, ListHub, etc) will be automatically disabled (unchecked) when DMEL begins. Agents may re-enable individual distribution options if the seller directs them to do so.
Listings remain included in a Participant Data Access Policy (PDAP) feed. Listings are also able to still go out to other syndication destinations in the Broker Distribution tab, via RETS or API.
Once the DMEL period ends, listings are automatically reintroduced into IDX distribution.
Note
You must make a Yes/No selection in the DMEL field prior to publishing the listing. Once the listing is published, this selection cannot be changed, which is why the field is required to publish the listing.
