DMEL Frequently Asked Questions

Q: Does DEML mean the listing is completely hidden?

A: No. Listings under DEML remain visible in Flexmls (including subscriptions and portals), PDAP feeds, and VOW feeds. Only IDX feeds (used by most public-facing websites) are impacted.

Q: What happens if a listing goes off-market and back on?

A: If a listing re-enters an eligible DMEL status and the DMEL timeframe has not expired, the DMEL period continues.

Q: Can agents/brokers change the DEML setting after publishing?

A: Once a listing is being publicly marketed, the DMEL option is locked and cannot be extended or re-enabled.

Q: Can an MLS require related documentation for DMEL?

A: MLSs do have the option to conditionally require relevant documents. This would have to be custom-configured for each MLS if necessary.

Q: If a listing is opted in to DMEL, are the other syndication options disabled in broker distribution?

A: When DMEL is selected, all Flexmls broker distribution options are automatically disabled (unchecked) at the time that the listing is saved. Agents and brokers may re-enable individual broker distribution options (e.g., Realtor.com , ListHub, etc.) if the seller directs them to do so.
